
The Limes is a brand new, luxury development of six apartments and one townhouse, each benefitting from dedicated basement garage parking, private outdoor spaces and state of the art renewable energy Ground Source Heating. The development also benefits from Mechanical Ventilation and Heat Recovery (MVHR) for heating and cooling filtered air. The Limes is located on a mature tree lined avenue on the northern fringe of Leamington town centre.
Our client acquired the site with a view to produce a high-end apartment scheme for which there was significant local demand. The requirement was to produce an attractive building making full use of this prominent corner site with two road frontages.

In order to meet the clients’ aspirations and make efficient use of the site the following considerations were taken into account:

The creation of the basement within the restricted site area comprised the use of concrete sheet piling incorporating ground source heating. The rest of the structure was essentially traditional with precast concrete floors, brickwork and tiled roofs.
The Penthouse units on the top floor have utilized the roof space and both have small balconies. The first-floor units in the three storey block have balconies and the ground floor units have their own amenity spaces as does the townhouse.
Underfloor heating and cooling by way of chilled ceilings is provided by the ground source basement construction. Surplus power generated is diverted to Tesla batteries in the basement area and contribute to minimizing the management costs.
The overall construction is based upon a fabric first approach of seeking insulation levels in excess of the requirements of current building regulations.
The Master’s House, St John’s Hosptial, Lichfield.
Assessment of historic fabric to ensure a secure understanding of the historic fabric, and how appropriate breathable insulat ions and secondary glazing could be sympathetically installed.
Solution: A breathable IWI Sheep Wool Insulation and lime mortar on wood wool. Sympathetic interiors following the completed installation of secondary glazing, breathable insulation, lime plaster and breathable decorations. The property has reduced its winter energy costs and enjoys a more comfortable thermal environment.

CAT A fitout Office project located in Birmingham City Centre which achieved Excellent under the BREEAM UK Refurbishment and Fitout criteria. Careful design decisions chosen alongside consulting with BREEAM Professionals allowed us to achieve the required Excellent BREEAM Rating and achieve a modern, flexible and focus driven working space interior fitout.
Our design teams can identify when thermal modelling software, daylight assessment or building fabric analysis is required for U-value calculation or other aspects of building performance.
