
BHB Architects were appointed by Hortus Investments to comprehensively refurbish Newater House, an existing 7 floor commercial office development located on Newhall Street in Central Birmingham. The development project, which was managed by Nurton Developments includes both internal and external refurbishment works, plus additional extensions at roof level.
Originally constructed in the early 1970’s, the entrance and reception areas to the office building were particularly restrained. Through the redevelopment process the entrance volume has been significantly extended with improved accessibility for disabled users. In tandem with this, an enlarged glazed entrance screen and copper clad entrance canopy was introduced to improve the external perception of the development. At upper office levels, all landlord circulation areas are rationalised and refurbished, with new accessible sanitary and separate shower facilities throughout.

At roof level, the existing on site accommodation is being extended and improved in order to facilitate the creation of a new 8th floor of office development, incorporating external roof terraces overlooking the city skyline. Externally the main facades have all been cleaned repaired and remediated, again to improve external building perception.
Interior design layouts were developed in conjunction with the main contractor, Estilo Interiors.

Assessment of historic fabric to ensure a secure understanding of the historic fabric, and how appropriate breathable insulat ions and secondary glazing could be sympathetically installed.
Solution: A breathable IWI Sheep Wool Insulation and lime mortar on wood wool. Sympathetic interiors following the completed installation of secondary glazing, breathable insulation, lime plaster and breathable decorations. The property has reduced its winter energy costs and enjoys a more comfortable thermal environment.

CAT A fitout Office project located in Birmingham City Centre which achieved Excellent under the BREEAM UK Refurbishment and Fitout criteria. Careful design decisions chosen alongside consulting with BREEAM Professionals allowed us to achieve the required Excellent BREEAM Rating and achieve a modern, flexible and focus driven working space interior fitout.
Our design teams can identify when thermal modelling software, daylight assessment or building fabric analysis is required for U-value calculation or other aspects of building performance.
