
10 Livery Street is a 6-storey commercial property located within Birmingham City Centre, in the prime office core of Birmingham’s central business district. The building is located opposite Snowhill Train Station and has served as an office premises for over 20 years.

BHB Architects were appointed to conduct a full building refurbishment, with aim to enhance the building facilities for both existing and new tenants. The refurbishment works included a mixture of Cat A and Cat A-plus fit out to the office floorspaces set over the 5 upper level, including new finishes, heating, lighting, and ventilation services. The circulation cores were also refurbished including new contemporary sanitary facilities and new feature lift lobbies, designed to incorporate the new branding for the building.


The reception areas were significantly improved and re-modelled to create a welcoming and inclusive entrance facility. Externally this included improvements to level access and associated signage. Internally this included new contemporary finishes and breakout spaces, in addition to feature lighting and signage, which together worked to accentuate the buildings’ prominent location and encourage sightlines from Colmore Row and Snowhill Station for a much-improved wayfinding experience. Furthermore, the existing car park at basement level was remodelled, to create new office amenity facilities including new inclusive shower and changing facilities, in addition to secure bicycle storage and EV charging points.

Assessment of historic fabric to ensure a secure understanding of the historic fabric, and how appropriate breathable insulat ions and secondary glazing could be sympathetically installed.
Solution: A breathable IWI Sheep Wool Insulation and lime mortar on wood wool. Sympathetic interiors following the completed installation of secondary glazing, breathable insulation, lime plaster and breathable decorations. The property has reduced its winter energy costs and enjoys a more comfortable thermal environment.

CAT A fitout Office project located in Birmingham City Centre which achieved Excellent under the BREEAM UK Refurbishment and Fitout criteria. Careful design decisions chosen alongside consulting with BREEAM Professionals allowed us to achieve the required Excellent BREEAM Rating and achieve a modern, flexible and focus driven working space interior fitout.
Our design teams can identify when thermal modelling software, daylight assessment or building fabric analysis is required for U-value calculation or other aspects of building performance.
