Works to convert a locally listed former fire station in Dudley town centre into a modern bar and cafe were completed in summer 2015. The practice were appointed by Dudley Metropolitan Borough Council and carried out a full service, including feasibility studies, design appraisals and detailed design. We were also retained during the construction phase to ensure the works were carried out in line with the proposals and to the required quality.
The existing structure had been vacant for a number of years and had fallen into a poor state of repair. Water ingress had occurred in several locations which had caused both the external facades and internal finishes / structure to decay. The brief was to repair the existing structure and restore key elements, including the former fire station façade which had been crudely modified when the use previously changed to form a café.
Extensive repairs were carried out internally and externally as part of the £750,000 contract. A new copper clad first floor extension was formed to replicate the look of a water tower, and the existing brickwork recesses fronting the stone square were opened up with new curtain wall glazing secured. Internally, a glass observation floor was provided to showcase the archaeology below – the base of a former glass kiln which was an intrinsic part of the project. The new modern interior is sensitive in it's approach and allows the existing structure to be clearly defined.

Assessment of historic fabric to ensure a secure understanding of the historic fabric, and how appropriate breathable insulat ions and secondary glazing could be sympathetically installed.
Solution: A breathable IWI Sheep Wool Insulation and lime mortar on wood wool. Sympathetic interiors following the completed installation of secondary glazing, breathable insulation, lime plaster and breathable decorations. The property has reduced its winter energy costs and enjoys a more comfortable thermal environment.

Careful design decisions chosen alongside consulting with BREEAM Professionals allowed us to achieve the required Excellent BREEAM Rating and achieve a modern, flexible and focus driven working space interior fitout.
Our design teams can identify when thermal modelling software, daylight assessment or building fabric analysis is required for U-value calculation or other aspects of building performance.
